Problem: People are seeing the property, but you're not getting offers. Solution: First, be sure that you are getting feedback from the agents that have shown your home. They can tell you if there is a specific problem that might be able to be corrected, or compensated for. Chances are, that if people are seeing the property and you are not getting offers, you are priced too high. Lower the price. Problem: People aren't even viewing your property. Solution: If there is a lot of competition in the market and lots of homes for sale, you might want to consider offering an incentive to the buyer agent to come show your home. Ways to increase the buyer compensation are: 1) by increasing the % commission, 2) offering a dollar amount incentive and put an expiration on the offer. For example, "Buyer's agent gets $2000 bonus for selling this home. Incentive expires on January 1, 2007." Problem: People don't like the carpet or the paint in the house. Solution: Fix the problem and put neutral carpet in or paint your home in neutral colors. Or, offer to provide a carpet or paint allowance and specify how much you will contribute. There are many other techniques for selling your home in a market where there is high inventory and tough competition. For best results, consult with an experienced agent in the area. Have a problem?
