Prices in Carlsbad (92011) were $622,500, and in 92008 and 92010 they were in the $500,000's.  In San Marcos (92078), the median price was $491,000. Escondido (92029), Vista (92081), Fallbrook (92028), and Oceanside (92056, 92054, 92057) had prices between $321,000 to $390,000. Escondido (92024,92026,92027, Vista (92083 and 92084), Bonsall and San Marcos (92069) had the lowest priced areas with prices less than $300,000. 4Home prices are at rock bottom prices, interest rates at historical lows - so what's the problem?  Lenders are tightening their belts.  Click here for up-to-date news highlights on getting a loan today.  4 Buyer activity is up, and my clients keep asking me whether the actual price paid is generally higher or lower than the list price.  Answer:  I am seeing offers accepted under, at, and many times over what the listed price is.  It depends on how the property was listed ? many agents are under pricing their listings intentially to get multiple offers on a home, making it very competitive and usually driving prices higher.  So before you put an offer in on a home, make sure you have had a competitive market analysis done for you.   Here are statistics off of the MLS for March 1st through today:   For real estate in Carlsbad, 53 homes sold on an average of 96% of the listed price and on the high side, up to 112% of asking price.   34 condos were sold on the average of 97% of  list price and on the high side, up to 110%.   For real estate in Oceanside, 133 homes sold on an average of 98% of the list price and on the high side, up to 115% of asking price.  78 condos sold on the average of 96% of the asking price and up to 118%.   For real estate in Vista, 82 homes sold on the average of 95% of asking price and up to 117% of asking price.  19 condos sold on the average of 97% of asking price and, on the high side, up to 105%.
